Our full AML policy is being prepared. The summary below outlines our obligations and what we will ask of you when you instruct us or offer on a property.
What we are required to do
- carry out customer due diligence on both vendors and purchasers before any transaction proceeds
- verify the identity and address of every named party using government-issued documents and a reliable electronic check
- where appropriate, request evidence of the source of funds being used to purchase a property
- retain records of the checks we have performed for at least five years following the end of the business relationship
- report any suspicious activity to the National Crime Agency in accordance with our legal obligations
What we will ask of you
Typically this will be a current passport or photo-card driving licence, plus a recent utility bill or bank statement showing your residential address. For purchasers we will also discuss the source of the funds being used. We carry out these checks discreetly and as quickly as possible. They are a regulatory requirement, not a reflection on you.
